What is a “Happy Leaver”?

Happy Leaver is the term used to name the members of the community renting their property through Leavy.co. Owners or tenants, from students to professionals  and seniors, going away on a business trip or simply for leisure. With Leavy taking care of everything for them, they now have the opportunity to leave their properties while being paid for it and feeling confident and happy, making them « happy leavers ». 

How does it work ?

  • Fill out a form on our website in the “Get started” tab.
  • A member of our team will contact you to arrange details regarding your property.
  • An appointment is set with our partner in order to take pictures of your flat (fees covered by Leavy).
  • You will be paired with a Host-on-Demand who you will meet at your apartment before your departure. Your Host-on-Demand will be dedicated to look after your property while hosting travelers as well as be your main point of contact during your absence.
  • You will be paid a guaranteed revenue whether your flat is booked or not.
  • The solution is tailor-made: 100% free of charge, no hidden fees, no commission, nothing.
  • You will return to your spotless apartment and will be eager to get paid to leave again.

Who will take care of my apartment ?

Before any management period, a Host-on-Demand is matched to a Happy Leaver. They will be responsible to take care of the apartment while you are away and will be your main point of contact. Leavy will however oversee the entire process and remain available for support and/or backup if needed.

How much will I get paid ?

Leavy’s algorithm will calculate your guaranteed revenue. There are no hidden fees and no commissions,  you will receive 100% of your guaranteed revenue whether your apartment is rented out or not. 

How does Leavy calculate the guaranteed revenue ?

Our estimation is based upon five main criteria :
  • The location of the apartment
  • The sleeping capacity of the apartment 
  • The size of the apartment (sq ft)
  • The seasonality and period of absence
  • The condition of the property
Our algorithm will blend all the above elements and provide an estimation of your guaranteed revenue based on your absence period.

Is subletting legal ?

Yes, subletting your apartment with Leavy is 100% legal. For more information regarding the specifics and conditions, please contact your local Leavy office.

How can I store my valuables/personal belongings ?

You can use a professional’s storage service, in a secured box. Feel free to ask us for advice regarding the best storage unit near your property. You can also remove or lock your belongings in a secured spot in your apartment if you think it is safe.

What do I need to do before leaving ?

The most important thing to do before leaving is to contact and meet your Host-on-Demand at least 3 days before you leave. You will meet at your apartment in order to present everything there is to know about your property (especially if there are specific details which make your apartment unique!). Before leaving, make sure to give your Host-on-Demand :

  • 2 sets of keys (and keep one with you in case of emergency and when you return or give one to your neighbour),
  • 2 sets of linen and towel per bed (to help cope with turnover)
  • Please leave your property clean and traveler-ready to spare time to the Host-on-Demand who will give it back to you spotless !

Is my property insured ?

Two different insurances cover your property: 

  • The short term platforms’ resolution centres in case the damage is caused by travelers 
  • Your own insurance in case the damage is caused by attrition (eg: water leak, Boiler issues etc)

Leavy is not accountable for any extra cost related to the travelers staying in the property like internet costs, heating costs and water costs.

Fortunately, damage is very rare in most rental situations since we have a strict screening policy. Take into account that renting out your home can cause little signs of wear and tear. After our travelers leave we check your home on any sort of damage. In case of damage we take photos, show them to you and submit a resolution request on the platform on which the booking was made. 

How do you screen travelers ?

We value security over occupancy which is why travelers are always reviewed prior to any booking confirmation based on several criteria :

  • Their profile on the different platforms: comments and rating they have
  • The « profile » of their booking: have they rented before, is the request for one night only, is it for weekday or a weekend….
  • The rating given by our omnichannel software

Furthermore, rest assured that your property is thoroughly cleaned according to national government standards in regard to the actual pandemic. Frequently touched surfaces will be disinfected to ensure your safety and comfort and guidelines will be applied by our Host-on-Demand.

How do you screen Host-on-Demand ?

When we onboard a Host-on-Demand to be part of our community, we make sure they are legal to work with Leavy in each country we operate in. They are professionally trained and are educated on COVID-19 cleaning procedures.  After each booking the Host-on-Demand gets a review from our travelers and after each management period, our Happy Leavers reviews them. We make sure these are always positive to ensure a trustful community.

What is a “Host-on-Demand” ?

A “Host-on-Demand” is a community member who looks after properties that are close to where they live and share their favorite local tips with our travelers.

How does it work ?

  • Fill out a form on our website in the “Get started” tab.
  • A member of our team will contact you to explain your main missions.
  • You have to make sure to have all the documents needed to be a Host-on-Demand (see next question for the list of documents needed).
  • You will receive a link to our”online training” which you will have to complete.
  • In order to manage the apartment, do not forget to have a smartphone and be able to create accounts on the various short term rental platforms we use.
  • You will be paired with a Happy Leaver’s flat close to where you live.
  • You will meet the Happy Leaver at their flat  to understand everything there is to know about it.
  • You will manage the apartment as well as welcome the travelers in the most professional way.
  • At the end of the management period, you will meet  the Happy Leaver to do an inventory check and give them back his keys.

What documents do I need to provide to be a Host-on-Demand ?

Please check with your local Leavy office for information regarding rules and regulations to become a Host-on-Demand. 

What are the tasks of a Host-on-Demand ?

The tasks of a Host-on-Demand are (not limited to) the following:

  • taking care of  the apartment: cleaning it up but also report any damages of any kind that could encounter
  • being the main point of contact with travelers: answering any question they may have before, during or after their stay
  • checking travelers in and out
  • taking care of the linens and towels 
  • making sure travelers respect house rules
  • making sure travelers enjoy their stay as much as possible
  • making sure travelers leave on time

How and when will I get paid ?

You will earn a competitive income paid by Leavy twice a month. Your income includes: communication with travelers prior, during and after their stay, check in & check out as well as cleaning the apartment and linen between each stay.

How will I be paired with a Happy Leaver’s apartment ?

Once you become a Host-on-Demand and a member of our community, we will notify you when a Happy Leaver who lives near your property leaves and you will both be matched together.

What happens if I have an emergency and am not available to take care of a booking  ?

Emergencies can happen and don’t worry ! As a freelancer, you are free to take time off but please contact Leavy as soon as possible as we need a minimum of 7 working days notice so we can work a solution out. Our community members love helping each other out and that’s what makes being part of the adventure so unique.

How many apartments can I manage ?

At first, we always try to match you with one apartment. Being a perfect host can be pretty time consuming ! However, if you think you can take care of more than one apartment after having worked a bit as an HoD, we would be more than happy to help you manage more than one apartment. 

How many languages do I need to speak ?

Our travelers come from all around the world. The  best way to communicate with them is in English which is why knowing your basics is important. Speaking any other language is a great plus !

How available do I need to be ?

Being a perfect host is not as easy as it sounds. If you have a daily job from 9 to 5, being a Host-on-Demand might be a little overwhelming. Indeed, our travelers usually check out in the morning, the flat needs to be cleaned and you need to greet the next travelers in the afternoon. Therefore, even though your schedule needs to be somewhat flexible in order to accommodate travelers in the best possible way.

How will I become an excellent Host-on-Demand ?

Our teams have created a very complete online training that you can consult anytime which explains all your responsibilities. It is the perfect tool to go over when learning how to be a Host-on-Demand. However, if you have any specific questions when you’re managing a flat, you can always ask the Happy Leaver (for instance how to turn the hot water on) or Leavy (when you  have a particular issue with a traveler or a reservation for example). Practice makes perfect  which means that the more experience you get, the better you will be.
